Fully Managed Service for landlords

With Property Lets Online we work closely with Landlords to offer them both a great online service for advertising their properties, but also a range of effective and affordable off-line services that covers all aspects of the tenancy process.

Pre-Tenancy/Welcome

Utilities - transfer of utilities into new tenants name/update on meter readings and closure of previous tenant account.

Welcome contact - welcome phone call and emails to tenant and landlord. Introduce property management and accounts team confirming contact points/details.

Maintenance

Maintenance tasks - deal with all day and out of hours maintenance requests. Manage all tenant/landlord queries relating to property maintenance.

Out-of hours emergency contact - manage any out-of-hours calls from tenants.

Property inspections - organise 2 property inspections per year (cost of periodic inspection not included in the management fee). Reports to be sent to landlords and discuss and action issues where they arise.

Certification - ensure the property complies with all current legislation. Ensure all certificates for the property are valid, and arrange for contractors to carry out new certification where necessary.

Rent/Finance

Monthly Rent collection - Collect rent by standing order and process payments for your landlords. Landlord statements generated every time a payment is processed with full breakdown of fee and any relevant contractor invoices.

Manage Rent Arrears - Full arrears management process to pre-agreed standard. Update your Landlords of any delay in payments.

NRL Quarterly and Annual Returns - retain tax and pay HMRC in respect of all non resident landlords. Completion of quarterly and annual paperwork for reporting to HMRC.

Renewal/End of Tenancy

Notices - serve section 21 notices on request. Section 8 notices served (but at additional cost to the landlord).

Letter of renewal intention - manage the letter of intention to tenants, 10-12 weeks prior to

Check-out inspection - arrange for inventory/check out and closure of any existing tenant utility accounts.

Manage deposits - deal with any claims for damage etc arising from the check out report.

Deposit Management - We will ensure all your deposits or lodged and monitored on regular basis.
