Comfortable 2 bedroom apartment in Lotus House, right on the edge of the Nile on the West Bank (Ramla). Enjoy the amazing views and the comfort of a luxury apartment. 

This spacious living space extends to the open plan kitchen is light and airy and boasts comfortable furniture including dining table and chairs, comfy sofa cupboard space and a good sized wall mounted flatscreen TV. The French doors open onto a very large balcony extending the living space for alfresco dining, bringing the outdoors in. 

The kitchen is complete with appliances including a refrigerator / freezer, microwave, 4 plate stove with oven, pots / pans, cutlery. The design are Scandinavia. 

The bathroom has a shower, toilet with built-in bidet, cabinets and long granite counter tops, to store your toiletries (towels and hand-soap are provided). 

The bedroom has a double bed, the other bedroom has 2 single beds. All the beds are high quality beds and mattresses from Germany. Wardrobe. From the bedroom there is access to a private balcony overlooking the Nile. All bedding is from Denmark, ie luxury duvets, linen and sheets. These are not the normal woollen blankets. (Bedding is provided) 

The whole apartment building is our own, you can make use of the garden and roof terrace. 
The rooftop terrace at the front of the Nile, Luxor and the Temple of Luxor overlooks the fields and mountains. 
We are always available and we will gladly help you with any questions and comments. 

And in the apartment building you will find our staff: 
- A security guard for day / night 
- Housekeeping 
Of course, they like to help you with anything you need.

The apartment is located in Ramla, a small district on the Nile at Luxor's West Bank. In this area you can find holiday apartments, hotels, swimming pools, restaurants and small shops for groceries. The apartment is in a quiet location directly on the Nile, giving you a fantastic view. 

Luxor city (east bank) across the Nile can be reached in 7 minutes (with a small motorboat or ferry) and all the monuments (as the Valley of the Kings, Habu Temple, Colossi of Memnon, Temple of Hatchepsut) is 10 minutes by car. 

Airport transfers and train station pick up and drop off from Luxor can be arranged (or even from the airport in Hurghada or Cairo) 

The apartment is approximately 5 minutes walk to the local ferry (to Luxor city). We can arrange a private boat to pick you up from Lotus House. The boat will be around 10-20 Le, depends on where you want to go. 

At the ferry taxis and bicycle rentals are available 
Alternatively we can arrange a private driver and tour guide for you.

Important Information

Booking Terms and Conditions

Bookings are subject to the following terms and conditions as agreed to at the time of booking.

A contract between you and the owners will come into existence when we receive payment and accept your booking by issuing a confirmation of booking for the reservation dates shown in the rental agreement. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

A deposit of £100.00 of the booking price is payable at the time of booking. Bookings made less than 8 weeks before your arrival date must be accompanied by the full amount of the booking charge and the £100.00 refundable damage deposit (if requested).

The balance must be paid so as to arrive no later than 8 weeks before the commencement of your reservation. If the balance is not received by the due date then your booking will be treated as a cancellation and the client will remain liable to pay the balance of the booking.

All cancellations must be immediately notified by . If you cancel your booking more than 14 days before it is due to start then your deposit will be forfeit where the booking is not part of special conditions or discounts that . If you cancel less than 14 days prior to the holiday then the full balance remains due and is not refundable.

If you have paid a deposit the balance will be due 8 weeks prior to arrival. Bookings made less than 8 weeks prior to arrival will require the full amount payable and is inclusive of any taxes and fees

Should your booking be cancelled by the owner, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your booking. Our liability for cancellation will be limited to payments made to us. by you.

The number of persons using the accommodation at any time must not exceed 2 adults and 2 children under 12 years of age and only those people listed on the booking can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

Bookings cannot be accepted if made by persons under eighteen years of age.

We the owner reserve the right to refuse a booking without giving any reason.

We or our representative reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.

Checkin normally commence at 15:00hrs unless otherwise agreed and guests are required to vacate the property by 11:00hrs on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.

Pets or smoking anywhere on the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by pets or smoking will be at the expense of you. 

Damage deposit – In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.

The security deposit will be returned within 10 days of the checkout date less the cost of any damage/breakages or failure to return property such as as keys.

Damage to property – Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of your stay & you may be charged for any loss or damage found.

Pleasey lock the doors, close the windows and turn off the lights and air conditoning unit each time you leave to help us conserve energy.

The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you. Keys should be returned to the property representaive.

The client may in no circumstance re-let or sublet the property, even free of charge.

The internet connection is available at no extra cost subject to technical availability.

The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or pool.

All inventory must remain in the property it was in at arrival and not be taken to another property.

Swimming pool/hot tub disclaimer – Include a clause that guests must abide by all of the swimming pool/hot tub safety rules and include a bullet list of the rules here.

Children under 18 must be supervised by their parents/guardians at all times.

We reserve the right to terminate a booking without compensation where the unreasonable behaviour of the persons named on the booking or your party may impair the enjoyment, comfort or health of others.

Any concerns relating to the property must be immediately reported directly to us or our representatives and we will endeavour to put matters right. Any issues not reported to us or the property manager at the time and only reported after the a guest has returned from holiday will not be considered by the proprietor.

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice. This property is privately owned. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.

Housekeeping is every 2 days where the booking duration exceeds this.

If your party has children who may not yet be fully toilet trained we ask that you request a plastic sheet for the beds to help us keep our beds free from odour.
